Your down payment is the portion of the purchase price not financed by the mortgage. It is one part of cash to close, not the entire amount.

Depending on the transaction, costs may include lender charges, appraisal, title or settlement services, recording, legal services, and other third-party fees.

Prepaid items and escrow funding

You may prepay interest, homeowners insurance, property taxes, or initial escrow deposits. Timing and local tax schedules can cause these amounts to vary.

Credits and deposits

Eligible seller credits, lender credits, earnest-money deposits, and other adjustments may reduce the amount you bring to closing. Each item must be documented and permitted by the loan and contract.

Verify before sending funds

Use the final closing disclosure and settlement instructions to confirm the amount and method. Independently verify wiring instructions with a trusted contact using a known phone number before transferring money.
